Reservation Policy and General Rules of Quinta do Fundo
APPOINTMENT AND CANCELLATION POLICY
Quinta do Fundo is a property owned by Quinta do Fundo, Sociedade Agro-turística, Lda. and all reservations and stays have associated conditions that are mandatory, duly described below for due knowledge and approval.
RESERVATION POLICY
Any offer corresponds to the current availability of the Quinta do Fundo and changes to this availability may occur.
All reservations require final written confirmation from the host and guest.
Prices include VAT (6%), self check-in and check-outs to be taken into account, housekeeping services applicable during the stay and final cleaning.
A non-refundable payment of 50% of the total amount must be made at the time of booking and the remaining amount must be paid two (2) weeks before check-in.
If the stay at the time of booking is less than two (2) weeks away, the full amount must be paid.
A damage deposit of 10% of the reservation amount may be issued prior to check-in; in the event of non-verification of outstanding charges or damage fees due, a full refund will be issued within five (5) business days of check-out.
Prices are based on full occupancy and, due to commercial issues, it is not possible to take into account a lower number of guests – only in special cases that require analysis and confirmation.
Minimum stay of two (2) nights required (in high season).
Check-in from 4pm, check-out at 11am (late check-out subject to availability).
CANCELLATION POLICY
Before the final payment due date, which is two weeks before check-in, the guest must inform by email if they wish to rebook.
In case of cancellation, no refund will be made.
The reservation will be canceled if the second payment is not verified and no amount will be refunded or credited.
If you choose to reschedule your stay, the amount paid will be retained as credit for your new stay.
If the rental price for the new period is higher, the missing amount will have to be invoiced.
Only in the event that the local authorities order the closure of our accommodation, does the Fund Farm reserve the right for a new booking to be issued with a future date of no more than twelve (12) months from the original booking. Only in this case and for this reason we ask you to reschedule your reservation.
HOUSE RULES
It is the policy of the Fund Farm to keep the rules to a minimum. There is complete confidence that guests will respect and care for the property as if it were their own. In the event of disrespect to the house or house staff, Quinta do Fundo reserves the right to ask for immediate departure from the property, without any refund. Immediate departure (without refund) will have to take place if it is deemed that any of the House Rules (below) have been breached.
MAXIMUM GUEST CAPACITY
Quinta do Fundo has three houses, accommodating 10 people in Casa da Quinta, 2 people in Casa da Levada (plus a sofa bed that can accommodate two children up to 12 years old, upon notice) and 2 people in Casa da Eira (plus a sofa bed that can accommodate two children up to 12 years old, upon notice).
We do not accept and there is no capacity for additional beds other than cribs.
Please inquire in advance of your stay for any cribs and sleeping arrangements that may be available.
CHILDREN
As there are spaces around the house and property that can be dangerous for young children, parents are asked to be vigilant, cautious and accompany their young children at all times. The team provides a crib and high chair upon request. Please inform about children’s ages and sleeping conditions at the time of booking.
GUESTS WITH MOBILITY PROBLEMS
It is also reported that the house is only partially suitable for guests with mobility problems. Get in touch before booking.
PETS
Pets are not allowed in the house.
NOISE
Out of respect for the neighborhood, it is requested that noise be reduced after 11pm.
KITCHEN
While guests are welcome to bring glasses, mugs and plates into any room of the house, please make sure they are collected, cleaned and organized in the kitchen.
Due attention is required as some kitchen utensils and cutlery made of wood, horn, mother-of-pearl, other natural materials and some synthetic items need to be hand-washed.
With the proper attention and help, the house staff will have enough time to carry out the daily light cleaning in the rooms and sanitary facilities without disturbing (this service is not available on Sundays), reinforcing that the organization and cleaning of the kitchen is the responsibility of the guest.
WI-FI
The main house and the main terrace, the pool area have been set up with a satellite system to provide WiFi in all these areas. This is free to use, but to provide a strong connection, it will be appropriate to take devices that are not in use offline.
Throughout the estate, several access points have been installed
DIGITAL SLOWDOWN
Guests are encouraged to reduce the digital to the offline, so that Quinta do Fundo is a place to socialize with friends and family through conversation, creativity and new experiences. In order to give a first incentive to digital reduction, it was decided not to use TVs in the rooms of Casa da Quinta. The only television set in the house is located in the living room.
EVENTS
All events must be notified in advance and are subject to permission.
If an event is to be held at the house or a photo shoot, specific contact will be required to discuss arrangements and agree specific terms and conditions.
The house is not suitable for bachelor parties or weddings, but rather selective receptions and outdoor events.
IMAGE AND SOCIAL MEDIA
And assumed that the guest will agree with their guests on what images or other recordings of their stay in the house can be taken and shared on social media or otherwise. The Quinta do Fundo team was asked to adhere to the strictest standards of confidentiality.
FIREPLACE AND BARBECUE
Depending on the time of year, lighting the fireplace in the living room and the coziness of the available blankets will certainly make a difference. Notify the house staff if use of the barbecue and/or one of the fireplaces is intended. It should be noted that for fireplaces you should start with a small amount of wood and gradually increase and that for the barbecue, only charcoal should be used.
FIRE RISKS
Avoiding possible fire risks at all times and making sure that no fire or candle is left unattended is key. Fire extinguishers are placed at various points and are marked.
SMOKING ETIQUETTE
It is requested not to smoke anywhere inside the house, except outside on the terraces.
Please use the outside ashtrays and remain aware that hot ashes or unattended fire can easily start a fire. Do not put out or throw cigarettes anywhere except in ashtrays.
POOL LABEL
The pool has a shower which must be used before entering the pool. Water treatment is salt-based. Pool towels are in each of the rooms in a basket.
CHANGING SHEETS AND TOWELS
The rental of the house includes the change of bath towels, sheets and pool towels on the fourth (4) day.
RESPONSIBILITY
The person making the booking is responsible for the behavior of their guests and for any damage they may cause. The Fund Farm reserves the right to ask for immediate departure (without refund) if it is considered that it could have disrespected the house rules putting the property or a person at risk or causing any other concern for the protection of the property and image of the property, against damage to property and theft or human danger of any kind.
COMPLAINTS
If you have any complaints about your experience at Quinta do Fundo or about this website, please send an email to info@quintadofundo.com. You will also find a formal “Complaints book” in the house where you register written complaints. Everything possible will be done to respond to and resolve any problems as quickly as possible.
DISPUTES
In the event of any dispute between guests and Quinta do Fundo in relation to these Terms, the laws of Portugal will apply. If it is desired to bring legal proceedings against the Fund Farm, to the extent that the applicable law in the place of residence requires the mandatory application of another law and/or jurisdiction and/or language requirement, which cannot be lawfully excluded under these Terms, in which case such law and/or jurisdiction and/or language will apply to the extent legally required.
